Great insight. I have done that analysis previously but leaned away from it after two different lenders told me that information was an issue under fair lending. Please don’t ask why, because they couldn’t answer my question. Funny tho as the purchase and refinancing were completed. Hmmm guess it wasn’t so bad after all. I still discuss these general data points but in a different format. Just got love check box reviews done by those that have a driver’s license but not an appraiser’s license. Great job Mr. Tim A.

As to the lender shying away from a proper affordability analysis, remember the last thing a lender wants is anything that will kill a deal – even if it is the truth. To paraphrase Col.
