  1. Great podcast. However, I did have tree jump out recently in front of my truck. Actually it was a comment from reviewer asking me why I didn’t pull sales from a specific area outside of what I deemed to be the market area. Of course the listing agent and buyers agent both wanted a higher value to meet contract price. When I explained the area they pulled their data from had a better school district, superior residential homes more custom, upgraded tract homes, more consistent zoning and overall its values were higher than subject, which is why I didn’t include this market. I did include some stats that showed higher avg and median sale prices for the superior area. They claim I was red lining their market and they were going to do something bad with me because I was incompetent. Of course this wasn’t the first time I had a run in with this “tree” / agent. Once the lender’s management got involved the issue was put to rest and nothing more came of it., at least to my knowledge. But you do have to watch out for “trees” as they can move quicker than you think. Oh by the way the deal did close at new negotiated price.

    1. Brad, Thanks for sharing the story. Its unfortunate, but most state authorities frown on killing such clients and agents. Its a shame since the landscape is too cluttered with them as it is. My best! Be safe and well!
